Sealed bids will be received at the office of the Executive Director of Troy-Miami County Public Library, located at 419 West Main Street, Troy, Ohio 45373 until 4 p.m., Wednesday, April 16, 2025, for the purchase and sale to the highest bidder of the following described real estate parcel owned by the Troy-Miami County Public Library Board of Trustees:

 

 Parcel ID: D08-250197, INLOT 285 19' ^IL 286 20' ^ALSO VAC ALLEY 39.5X5^, KNOWN AS THE TROY LOCAL HISTORY LIBRARY, LOCATED AT 100 W. MAIN ST., TROY.

 

The Board has established a minimum bid of $450,000.00.  Said property will be sold and conveyed by deed to the bidder submitting the highest bid.  Each bid shall include an executed bid form; a down payment in the amount of 20% of such bid in the form of a money order, cashier’s check or official bank check made payable to the Troy-Miami County Public Library Board of Trustees; and a pre-approval letter or other documentation sufficient to the Board certifying that the Bidder has funds available to cover the bid purchase price.  Each executed bid form, down payment, and evidence of payment documents evidencing ability to pay full price shall be placed in an envelope marked with the identification of the parcel ID for the Local History Library and received by the Director of the Troy-Miami County Public Library at her Office located at 419 West Main Street, Troy, Ohio 45373 no later than 4 p.m., Wednesday, April 16, 2025.  Each timely received bid shall be opened and read aloud during the Board’s monthly meeting held on Wednesday, April 16, 2025 at 419 West Main Street, Troy, Ohio 45373 at 4:00 p.m. 

 

Upon acceptance of the highest bid, the highest bidder and Board shall enter into a purchase agreement.  The closing of the sale shall be held within fifteen days after acceptance of the highest bid and the highest bidder shall make payment in full of the bid purchase price no later than such closing date.   

 

Bidders must complete all inspections of the property prior to submitting bids.  To set up a tour of the building, request documents in the Board’s possession regarding the building or to arrange for inspections, bidders must contact the Facilities Manager at 937-339-0502 ext. 113. 

 

The Troy-Miami County Public Library Board of Trustees reserves the right to reject any or all bids and/or waive informalities, irregularities or errors in the bids to the extent permitted by law. The board reserves the right to extend the date and time for receipt of bids or to terminate the bid process at any time prior to the execution of the proposed purchase agreement.
